NY EDEN — Eden Zoning Board unanimously approves residential addition variance at 2040 Derby Road. Cristina and David Baltes sought relief from the town's 25-foot side yard setback requirement to add 1,500 square feet to their 2016-purchased home for a growing family. Board Chair Kristin Kent and members Curtis Neureuter, Douglas Scheu, Herb Stockschlaeder, Sara Buchanan, and Todd Keppler determined the variance, though mathematically significant, would not detrimentally affect neighborhood character or environmental conditions.

The board noted alternative placement was infeasible due to septic-system location and neighboring property concerns, and the Baltes family had explored but could not afford larger homes. All six board members voted unanimously to approve. ===BRIEF===
